Should I Get a Home Inspection in Calgary?
Reviewed October 2026. A home inspection can help a buyer understand visible conditions before completing a purchase, but it is not a guarantee and does not replace legal, engineering or specialist advice.
What an inspection may cover
Depending on the inspector and scope, an inspection may review visible structure, roof, exterior, plumbing, electrical systems, heating, ventilation, moisture, insulation and safety concerns. A condo buyer should also review the corporation's documents, reserve fund information, fees, bylaws and special assessments.
Protect the contract timeline
If an inspection condition is important, include it in the offer with a clear deadline. Attend the inspection when possible, ask questions and read the complete report. A seller is not automatically required to repair every issue; the contract and negotiation determine what happens next.
Consider specialist checks
You may need separate specialists for sewer lines, mould, radon, asbestos, environmental conditions, wells, septic systems, structural engineering, fireplaces or other concerns. Discuss the property and risk with the right professional.
Make a decision
Use the report to understand condition, likely costs and risks. Your real estate professional can help with the transaction timeline; legal and technical advice should come from licensed professionals.
