How Much Home Can I Afford in Calgary?

1 min read

Reviewed October 2026. Your affordable price is based on household income, debts, savings, down payment, credit, interest rate, property tax, insurance, condo fees, utilities, repairs and emergency savings.

Start with the complete monthly cost

Do not compare only the mortgage payment. Add property tax, home insurance, utilities, condo fees, maintenance and a repair reserve. Include closing and moving costs separately.

Pre-approval is not a spending target

A pre-approval estimates borrowing power. It does not guarantee final approval, a rate for the entire ownership period or that the payment will fit future changes such as childcare, job changes, rate renewal or repairs.

Use a stress-tested plan

Ask the lender to show payments at the actual rate, a higher renewal rate and different down payments. Keep cash after closing instead of using every dollar for the purchase.

Get advice

A lender or mortgage professional can discuss qualification. A financial planner can review the household budget. A real estate professional can compare Calgary communities and home types. This article is general information, not mortgage, financial or tax advice.
