Calgary Closing Costs and Property Taxes: What Buyers Should Budget For
Reviewed October 2026. The purchase price is only one part of the cash needed to complete a Calgary home purchase.
Common costs to discuss
Depending on the home and transaction, budget for legal fees, land-title registration, title insurance, inspection, appraisal, lender or mortgage costs, home insurance, property-tax adjustments, condo fees, utility setup, moving costs and immediate repairs. Ask for a written estimate for the specific property.
Property-tax adjustments
The lawyer may adjust property taxes and other prepaid costs between buyer and seller at closing. The amount depends on the municipality's records, payment history and closing date. It is not the same as the future annual tax bill.
Down payment and deposit are different
The deposit is paid under the offer and is applied according to the contract. The down payment is the buyer's total contribution to the purchase, less any deposit already credited. Confirm timing and payment instructions with the lawyer.
Plan a reserve
Keep money available after closing for maintenance, insurance changes, repairs and unexpected costs. Do not rely on an estimate from a general article when making a purchase decision.
Fees, taxes and programs can change. This article is general information, not legal, tax, mortgage or financial advice. Confirm current amounts with your lender, lawyer, municipality and CRA.
