Ending a Calgary Lease and Eviction Basics
Reviewed October 2026. Alberta lease termination and eviction rules depend on whether the tenancy is fixed-term or periodic, the reason for ending it and the required notice and service rules.
Fixed-term leases
A fixed-term tenancy normally ends on the date in the agreement unless the parties make another arrangement. Read the lease carefully.
Periodic tenancies
Notice periods and permitted reasons vary. A landlord cannot simply change locks or remove a tenant. Written notice must meet Alberta requirements and may be challenged.
Breaches and RTDRS
Non-payment, damage, substantial breach, unauthorized occupants and safety issues can have different notice rules. If the tenant does not leave, the landlord may need RTDRS or court action. Physical enforcement requires the lawful process and authorized enforcement officer.
Fees, forms, service rules and procedures can change. This article is general information, not legal advice.
