Canada Rental Safety Guide: Avoiding Rental Scams
Reviewed October 2026. Before renting, compare the total monthly cost, research the area, visit the property and verify the landlord or manager.
Warning signs
Be cautious when someone refuses an in-person or live verified viewing, offers rent far below comparable homes, demands urgent payment, asks for cash, cryptocurrency or an unusual wire transfer, or refuses a clear written lease. Never send money because of pressure alone.
Protect personal information
Ask what information is needed and why. Use secure, lawful screening practices and avoid sharing sensitive identity information with an unverified person. Keep copies of applications, receipts and messages.
Read the lease
Confirm rent, utilities, deposit, fixed or periodic term, entry rules, repairs, pets, insurance, renewal and termination terms. Alberta rules differ from other provinces; do not use Ontario, BC or Quebec rules for an Alberta tenancy.
Document the home
Complete and keep move-in and move-out inspection records, photos and written communications. Deposit rules and remedies depend on the province and current legislation.
